Who regulates septic tanks in Angus?
Angus is in Scotland, so private sewage discharges are regulated by SEPA (Scottish Environment Protection Agency). In Scotland, every private sewage discharge needs authorisation from SEPA. Since 1 November 2025 this has come under the Environmental Authorisations (Scotland) Regulations 2018 (EASR), which replaced the old Controlled Activities Regulations (CAR). Existing CAR registrations moved across automatically. You can register a discharge from up to 10 domestic properties, or a population equivalent of up to 50, online. Discharges to a phosphate-sensitive catchment or a freshwater loch need a permit. A new or replacement system also normally needs a building warrant from the council.
Building approval for a new or replacement system comes from Angus Council. Read more in our Scotland regulations guide.
Ground and soil conditions
Strathmore has fertile lowland soils, and the Angus Glens are upland with shallower ground and more rain. Lowland soils that drain well can suit a drainage field, but some areas have heavier ground or a seasonally high water table.

Protected waters and environmental checks
The River South Esk is a Special Area of Conservation for salmon and freshwater pearl mussel, and Montrose Basin is an internationally important wetland. Parts of Strathmore have been designated as a nitrate vulnerable zone, so water quality is under close watch.
Local practicalities
Farmhouses, cottages in the glens and coastal villages make up much of the off-mains housing here. Properties in the glens can have tricky access for diggers and tankers, so mention access when you ask for a quote.

Frequently asked questions
Do I need SEPA approval to replace an old septic tank like-for-like?
If the discharge already has a SEPA registration and the replacement doesn't change the discharge, you may only need to update it. Changing the system type, location or size usually means a new application. Check with SEPA or your installer.
Who issues the building warrant in Angus?
Angus Council's building standards team.
How much does septic tank replacement cost in Angus?
We don't publish made-up local prices. Installers' published guides put a like-for-like replacement at roughly £3,000–£7,000, a new tank with a drainage field at commonly £5,000–£15,000, and a treatment plant at commonly £7,500–£15,000 fitted.
